First, I’ll need to ask you several questions.

I can text these to you or send you an email.

Nothing crazy... I just need to know your timeframe, if there’s something specific you’re looking for in a listing agent, etc.

Next, I’ll start my search.

I’m researching listing agents in your area and will start narrowing my list.

I’m looking at their sales to see how they perform and to make sure they can be trusted.

And I’ll make sure they have experience selling in your price range.

Then I’ll spend time researching their online reviews (Zillow, Yelp, Google, etc).

I look for specifics, and to see if multiple clients have used the same verbiage.

Things like communication, responsiveness, the type of service the agent provided, etc.

But here’s the thing about agent reviews:

  • They’re based on emotion (which is great for a restaurant review, but not good enough when selling your most important asset)
  • They’re either too negative or too positive (which means you’re not getting a complete picture of the typical or average experience)
  • They’re prone to bias (with untrustworthy agents offering gift cards or other incentives to entice past clients to leave a positive review)

This is why what I’ll do next is key.

Interview real estate agents to find the best

Once I have my list, I’ll reach out to each real estate agent to interview them.

I’m asking very specific questions such as:

  • How do you vet the buyer?
  • What’s included in your marketing plan?
  • What’s your strategy when negotiating?
  • How do you make the entire process easier?
  • How are offers presented to the seller?

These are just several questions I ask over a 15-20 minute conversation.

And like I said, there’s no charge for this.

So why would I offer it?

For many homeowners, my answer is no.

Here’s why:

  1. I will not recommend cheap agents.

    When I say “cheap,” I mean the real estate agents who market themselves as discount agents.

    For some reason, many homeowners put this at the top of their list.

    I get it. I did the exact same thing before I got into the industry.

    But here’s what I found.

    Most agents who market themselves at the low commission are usually one of the following:

    • Inexperienced and need a paycheck
    • Very busy and treat your sale as just another number
    • Provide low-quality marketing
    The amount you think you’re saving can easily cost you much more.

    The best listing agents I find are not the most expensive, but they’re not the cheapest either.

    So if getting a cheap agent is at the top of your list, then I can’t help you.
  2. If you’re not selling within the next 4 months, I can’t help you right now.

    This is more for the sake of my time.

    It only takes me 2-4 hours to find your agents, but due to the number of requests I get, I only have time to help homeowners who are fairly confident that they’ll be selling sometime within the next 4 months.

    So if you think there’s a good chance that you’re not selling during that time, then I won’t be able to help...at least for now.

  3. If you’re already committed to a real estate agent, I cannot talk to you.

    This is for legal purposes.

    If you have already signed an agreement with an agent, then I can’t talk to you.

    I’d love to, but the real estate laws say I can’t.

Once I have your info, I’ll send you a text or an email with several questions.

I’m usually pretty quick at sending these, but if I’m busy, it may take me a little longer (usually 30-45 minutes max).

These will be from my actual cell phone and email (not a robot).

I’ll start doing my research as soon as I have your answers.

If I’m successful, I’ll reply to your text or email with the names of the agents I’m putting my name behind and the info I have about them (usually, by the end of the next day at the latest).

And if you end up hiring one of these realtors, great!

But if you don’t, no worries at all.

At the most, you’ll spend 3-5 minutes replying to my questions, and you do not pay anything — so you literally have nothing to lose.

But you should know that I’m currently getting a high volume of inquiries.

And because the process is manual, I can only help so many people in a day find the right agent.

Therefore, it is physically impossible for me to help more than a handful of homeowners at one time.

If I’m too busy and not able to help you right away, I will be up front with you and tell you that.
